    Fees for Development and Forms of Payment

    Fees associated with zoning, building permits, site plans and all other forms of development (including special use permits and appeals, if needed) can be found under Section 6-3 (pg.3 for Planning & Zoning Services) of the “Comprehensive Fee Schedule” at threeriversmi.org/feeschedule.

    PLEASE NOTE: The City of Three Rivers accepts multiple forms of payment including cash, check, credit card and money orders — payable to the “City of Three Rivers”._
    Also note that the City of Three Rivers participates in programs that offer economic incentives for new businesses, manufacturers, industries, and even planned residential developments.  These programs include, for example, tools for leveraging tax-increment financing (TIFs), and other incentives such as reimbursement funds (e.g., in the Downtown District), as well as tax abatements and payments in lieu of taxes.  For more information, please refer to our webpage on Economic Development Tools._

     

    Board Responsibilities and Schedules

    _The following provides a general indication of board meeting times and locations.
    For an up-to-date version of specific dates and time, please refer to the city’s meeting calendar.

    For site plan review, special exception use, and rezoning applications:  please note that, in following city code and state legal requirements (for public notification), we advise all prospective applicants to submit materials no less than 21 calendar days prior to the next Planning Commission meeting.  Applications with payment and supporting documentation that are submitted 18 calendar days or less prior to the next regularly scheduled meeting will automatically be scheduled for the following month’s regularly scheduled meeting.

    Guide To Development

    Potential Developers are encouraged to contact the city’s business intake office at 269-273-1845 for initial zoning consultation or submit an initial Zoning Review form.  Developers can also help gain a better understanding of the overall zoning and permitting process, including details on the city’s site plan application & review process, in our navigation flowchart and online support system.

    About Three Rivers
    About Three Rivers

    The City of Three Rivers is located approximately 20 miles south of Kalamazoo, MI. We were founded by settlers who used the Three Rivers to transport goods. The St. Joseph River and the Portage & Rocky Rivers all converge near the city center, making this area an ideal location for trading and commerce.

    Today, we continue to enjoy the many benefits of living in such a great location. We invite you to visit and fish our many lakes, kayak our rivers, play in our parks, and enjoy the cultural benefits of having such a richly diverse community.
